I will search for a home with only the criterion you desire by :
1. Listening to your needs in a new home with regard to your tastes, lifestyle
and
financial considerations.
2. Searching the Multiple Listing Service for only those homes that
meet exactly what you
are looking for and email listings to
you directly from the MLS.
3. If you live out of state or you are traveling, I
will take digital photos of those homes that
interest you and display them on a
hidden webpage on my website for only you to see!
I will show you these properties by:
4. Making specific appointments with those Seller of the homes only when it is most
convenient for you.
5. Arrange for Seller not to be at home in order to give you the freedom to
view the home at
your leisure.
6. Keep my eyes open
for "red flags" such as roof leaks, and other structural
defects.
7. I will take notes during the showing as to your likes and dislikes about the
home for
later comparison.
I will keep in touch during our home search by:
8. Preview new market properties myself to make sure they will fit your needs
as not to
waste time in showing you a property that may not suit your taste or lifestyle.
9. Make myself available to you day or night.
I will do the following once we find the perfect home:
10. Provide you with a Comparative Market Analysis of that home to determine a fair and
equitable Offer Price.
11. Negotiate and prepare a Purchase Contract on the home.
12. Present the Offer either in person or by fax immediately upon your consent.
13. If a Counter Offer is received, I will discuss with you the alternatives and
act accordingly.
14. Once accepted by both parties, I will open Escrow immediately and advise you of
any
actions you need to take during the Escrow Period.
15. I will refer you to a capable, competitive Lender who can service your financial
needs.
16. I will offer assistance to the Lender as well as the Title Company in any way I can
in
order for the transaction to flow smoothly, without any delay or problems.
17. Monitor each step of the Escrow and insure that both parties perform in
accordance to
the Contract through Closing.
18. Upon your request, I will help you list your current home for sale and present you
with
the steps I take that will produce a quick and profitable sale of your home.
19. I will review your documents from the Title Company to insure
accuracy and that all
is in order.
20. I will be available to you not only as a Realtor, but as a friend, for many
years to come.
